Mall construction stalled by foundation issues, Saroornagar developer cites "unprecedented" failures By staff reporter Hyderabad: A Saroornagar shopping mall project, owned by Vikrant Developers and operated by their construction subsidiary Vikrant Build, has faced six consecutive concrete pour failures over a four-month period, prompting the developer to seek geotechnical specialists from Bengaluru. The project — a 4-storey commercial mall on a 2.4-acre site — broke ground in November 2024. Initial concrete pour for foundation slab was attempted on December 8, 2024, but the slab failed to set properly, with hairline cracks appearing within 12 hours. Subsequent pours on January 10, February 4, February 28, March 18, and April 9, 2025 also failed. "We have used three different concrete suppliers, modified the mix design twice, and adjusted curing protocols, but the slab will not set," said Mr. Pradeep Kumar Mahajan, project manager. "This is unprecedented in my 22-year career." The site previously hosted an unmarked grave, locally believed to be from the colonial era, which was levelled with developer permission in November 2024 prior to ground breaking. Vikrant Developers declined to comment on whether the grave's removal could be related to the construction issues, but locals are increasingly convinced. Mr. Iqbal Pasha, age 71, a Saroornagar resident since 1960, told this reporter, "That grave was old, sahib. Older than this colony. We never knew whose it was, but we left it alone. Now they have disturbed it, and the land won't accept their construction." Heritage advocates have called for archaeological investigation prior to further construction. The Telangana State Archaeology Department has been notified. [End of clipping]

Thursday April 17, 2025 — geotechnical experts site visit. Memu nalugu — Mr. Sharma, Yousuf Pasha, naa, Phanindra — plus Bengaluru engineers Dr. Avinash Bhat plus Sumit Kumar.

Site — 2.4 acres, atanu central area concrete slab 6 attempts atanu cracks pattern visible ga, atanu construction equipment rusting ga, atanu workers absent (project paused). Atanu corner Yousuf Pasha pointed — atanu specific 12-foot square area, atanu soil disturbed ga 5 months past, atanu surface relatively flat ga.

Dr. Bhat atanu equipment — ground-penetrating radar (GPR), atanu soil core sampler. Atanu GPR scan central slab area first — atanu structural anomalies search. Atanu output — slab integrity acceptable, atanu underlying soil compaction normal, atanu no anomalous voids or buried structures detected.

Atanu specific corner Yousuf Pasha pointed — separate scan. GPR output — atanu underlying soil mixed ga, atanu fragmented bone material atanu metallic traces detected ga depth 2 meters ki. Atanu fragmented evidently — atanu November 2024 levelling lo bones disturbed ga, atanu mixed with construction debris ga.

[DR BHAT] "Mr. Sharma, atanu corner lo human remains fragmented detected ga. Atanu bone fragments calcium signature, atanu metallic items likely brass buttons or buckle remnants colonial-era uniform ga consistent. Atanu fragmentation pattern atanu mechanical disturbance signature — atanu earthworks during November 2024 levelling consistent ga. Atanu remains atanu site lo dispersed ga, atanu specific containment violation ga. Naaku ee professional opinion — atanu heritage human remains ki structural fix kavali, atanu construction failures atanu coincidence kaadu likely."

[YOUSUF PASHA] "Mr. Sharma, naaku ee atanu accept cheyyaaledu — atanu burial site disturbed ga, atanu remains scattered ga, atanu Major Hartley atanu peace lo ledhu. Naa request — atanu remains recovery cheyyaali, atanu reburial atanu original corner ki, atanu proper marker installation. Atanu ceremonial ga atanu heritage protocol prakaaram. Naaku family taraf nunchi cooperation full ga."

Mr. Sharma deliberation 30 minutes ki — atanu phone calls business partners ki, atanu legal counsel ki. Atanu return ki — "Yousuf-ji, naaku conditional agreement. Atanu remains recovery atanu reburial atanu specific corner 100-square-meter area ki dedicated ga. Atanu construction plan modified — atanu memorial corner permanent ga, atanu mall design atanu corner accommodation ga. Atanu cost overhead manageable ga, atanu construction failures continue ki risk much higher ga. Naaku ee accept cheyyaali."

Recovery operation April 22 ki schedule. Telangana State Archaeology Department coordinated, atanu skilled excavation team. 3 days lo bone fragments collected — atanu approximately 70% recovery, atanu remaining fragments atanu construction debris streams lo permanently lost ga. Atanu structural commitments to ancestors atanu original families taraf nunchi ka maintenance — atanu generations skip cheyyali, kaani atanu signals to descendant generations ga continued ga. Modern construction failures atanu signals detect ga become ga. Saroornagar mall atanu signal vinindhi, structural fix applied ga, atanu construction proceed ga.

Aa newspaper clipping April 11 ga published ga atanu story breaking signal ga, atanu naa Bhargav cousin tho April 12 ki ki shared ga, atanu naa engagement April 14 ki started ga, atanu resolution April 28 ki achieved ga. Atanu rapid timeline atanu structural willingness ga atanu Mr. Sharma side, Yousuf Pasha side, atanu institutional ga.
